Keys Holidays act only as letting Agents for the owner of the property and accept no personal liability hereunder.

All bookings are accepted in good faith on behalf of the owners. In the extremely unlikely event of any occurrence
resulting in the booking having to be cancelled the Owner`s liability shall be limited to the immediate return to the
Hirer of all monies paid. Wherever possible, Keys Holidays, on behalf of the Owner, will offer alternative accommodation.

Once a Hire Statement has been issued by Keys Holidays on behalf of the Owner, the hirer is responsible for the total
advertised price of the property and extras as shown on the Hire Statement.
4:
Each property has been inspected by Keys Holidays and conforms at the time of inspection to the minimum standards of
the Tourist Board. However, they are furnished to the individual tastes of the Owners and Keys Holidays will not accept
responsibility should the property not conform to the hirers standards.
5: Holiday Cancellation Protection Scheme
The cancellation protection scheme is a condition of booking and the fee must be added to the deposit when making a booking.
THIS PAYMENT IS NOT RETURNABLE. This ensures the return of your charge if you are forced to cancel your holiday.
This is a condition of booking and is based on the total hire charge. The fees for 2008 are £10.00 for the first £200.00
plus £5.00 for each £100.00 or part thereafter. This fee is to be included with your initial payment.
If the hirer is forced to cancel the booking for any of the following reasons they will be relieved of the liability
for the balance of the hire charge or entitled to the return of the deposit and/or hire charge if already paid.
The accidental bodily injury to, or illness or death of a claimant.
The accidental bodily injury to, or serious illness or death of any relative, fiancee
or close business associate of a claimant.
A claimant`s home becoming uninhabitable through fire or flood.
A claimant`s presence being required by Police following burglary at their home or place of business
or for jury service or being required to give evidence as a witness.
All cancellations must be confirmed in writing.
A Cancellation Certificate must be completed if the cancellation is for any reason
stated above and returned to Keys Holidays. If the cancellation is not for one of the above reasons,
the hirer will remain liable for the total cost of the holiday. However, provided the cancellation is
received in writing, Keys Holidays will endeavour to re-let the holiday and, if successful, will refund
the balance if already paid. The deposit will be forfeited. The hirer shall be the named person booking
the holiday and signing the Booking Form.
LIMIT OF AMOUNT PAYABLE. The total amount payable shall not exceed your liability for the holiday.
6:
Where applicable, V.A.T. is included in the rent.
7:
The person making the booking application shall have reached the age of 18 years and accompany the party.
The party shall consist of only those people stated on the booking form and shall not exceed the number for
which the property is intended, as stated in the description.
8:
No dogs, cats or animals may be taken into the hire property unless stated in the brochure that these are acceptable,
or permission has been received from us in writing.
9:
Hire periods commence and finish on Saturdays unless individual arrangements have been
made and confirmed in writing.
10:
We reserve the right for the purpose of maintenance etc., to enter any hire property with or without workmen
(even in the absence of the occupant) at any reasonable time.
11: The hirer shall not use the premises or any part thereof for any purpose other
than that of a private holiday residence, nor make any alterations in or additions to the property. Where electricity
is included in the rental charge, the hirer shall not bring any additional heating appliances into the property.
The hirer will leave the said furniture and effects at the end of the hire period in the same rooms or places in
which they were at the beginning of the hire period.
12:
The Hirer will ensure the property is left clean and tidy on departure.
13:
The use of amenities is entirely at the users` risk and no responsibility for injury to guests or third parties
for loss or damage to their belongings, cars or any personal possessions will be accepted by the Owner.
14:
The hirer will pay for cleaning of all linen and washing and cleaning of all counterpanes, blankets and curtains
which shall have been soiled during the tenancy. (The reasonable use thereof allowed for). The Hirer will pay
the cost of repairing any items damaged by them during their stay, also any repairs required to the fabric of the property.
15:
The booking is for the purpose of a holiday only and no security of tenure will be created.
