Step into the charm of an 18th-century Norfolk cottage, beautifully refurbished to blend period character with modern comfort. Shepherd Cottage sits on peaceful Top Common in East Runton, just half a mile from one of Norfolk’s best sandy beaches — the perfect base for family holidays, coastal walks and relaxing breaks by the sea. With original red Norfolk tiles, exposed 1780s beams and a large sunny garden, this detached cottage offers a warm “home-from-home” feel. There’s space for everyone to unwind, including two cosy living rooms, a snug filled with games, and a downstairs bedroom ideal for guests who prefer to avoid stairs. Outside, the generous lawned garden is perfect for children to play or for enjoying a quiet morning coffee. Off-road parking for three cars makes arrival easy, and the village’s pubs, chippy, butcher and general store are all within a 15-minute stroll.


Ground floor: Porch, with seating, leading to front door leading to: Dining area: with original Norfolk red floor tiles, wooden beams dating back to 1780 with electric fireplace and fireside seating, DAB radio and a dining table with six chairs. Door to Kitchen: with electric cooker and hob, dishwasher and generously fitted out kitchen. Door to Utility room: fridge with freezer compartment, washing machine, tumble dryer, twin air fryer and separate microwave. Inner hallway with original flint wall leads to Family bathroom: with bath (w/ handheld shower head) and separate walk in shower (handheld + waterfall) + wash basin Hallway includes: separate WC with large washbasin and lit mirror. Downstairs hallway + bathroom + WC all with underfloor heating. Continue into the original stable, now a Family TV Room: with exposed, whitewashed flint wall and original beams, this cosy room has two comfortable sofas, armchair and large TV with all main streaming channels + terrestrial TV + DVD + Blu-Ray. Door to accessible Double Bedroom: with double bed, bedside table, tall boy and outside fire door exit (lovely in summer). Door to Snug: with comfortable sofa and coffee table (filled with games!) Snug has underfloor heating. Very popular room. Steep winding stairs from dining room lead up to upstairs hallway to: Shower room: with handheld shower + WC + wash basin + cupboards. Hallway to Double bedroom: with double bed, bedside tables + wardrobe. Hallway to Principle bedroom: with king size double bed, bedside tables and wardrobe.
Outside: large, open garden with lawn and mature
lanting with patio area and seating. Off road parking for three cars. There is a children’s playground opposite the cottage.
Please note: Central heating controlled by NEST. Please note the property features a traditional, steep Norfolk winding staircase to the first floor unsuitable for those with mobility issues. Low sloping ceilings. Bed linen and towels provided. One well-behaved small dog considered on request (if approved £20.00 per dog per week), please note garden is not enclosed.
